Energy Efficient Features

 

1. All exterior walls of living areas to be fully insulated to building code with fibreglass bat and exterior insulated sheathing. Ceilings to be insulated to R-40 with blown-in cellulose insulation.
2. All windows double glazed insul-glass with self storing screens. Vinyl windows where applicable
manufacturers white unless otherwise specified.
3. All exterior doors and windows to have weather stripping installed and to be fully caulked.
4. High quality, insulated, non-warp, steel clad exterior doors and interior door to garage.
5. Exterior basement walls to be insulated in accordance with Ontario building Code.
6. Gas fired high efficiency forced air furnace with fresh air intake and ducts sized for future air conditioning.

Finishing and Styling Features

11. Paint grade colonial door and baseboard trim and "Newport" doors, painted.
12. 5/8" tongue and groove sub floor nailed and screwed to joists.

14. Polished brass door hardware on interior doors and dead bolts on exterior doors.
15. Ceiling light fixture plus electrical outlet in garage ceiling for future automatic door opener.
